MRT1 asks 50 questions in the same hour that MRT2 allows for 40, so the mortgage law paper runs at about 72 seconds per question against 90 seconds in the products paper. The synoptic assessment is listed here because it cannot be taken as a stand-alone credential and sits directly after the MORT module in the pathway.

There is no examination season for CeMAP 2. The binding date is the end of the registration period, which is 12 months if the MORT module was bought alone and 18 months if all three modules were registered together. Candidates who left Module 1 late in the clock have the least room here, because the synoptic still has to follow.

Candidates coming off CeMAP 1 usually expect Module 2 to mirror it. It does not. The two mortgage units are different sizes, they drop the case-study format entirely, and MRT1 is the densest paper in the certificate at 50 questions in an hour. The other frequent error is treating Module 2 as the finish line, when the synoptic assessment in Module 3 is where most of the case-study reasoning is actually tested.

MRT1 puts 50 questions into one hour; MRT2 puts 40 into the same hour. That is roughly 72 seconds per question against 90, a 20 per cent tempo difference between two papers sat within the same module. The pass mark scales with the count, 35 out of 50 and 28 out of 40, so both allow 15 and 12 wrong answers respectively, but the time pressure does not scale in the candidate's favour. Timed practice matters more for MRT1 than for any other CeMAP unit, and the useful drill is answering at pace and flagging, not perfecting individual questions.

The March 2026 specification describes MRT1 and MRT2 as standalone multiple-choice papers. The three-case-study structure that carries 15 of 40 marks in each FSRE unit is absent from the mortgage module. This changes what preparation looks like: Module 2 rewards breadth and precise recall across mortgage law, practice and application in MRT1, and products and post-completion in MRT2, rather than the sustained scenario reasoning Module 1 demands. Candidates who passed FSRE on scenario logic rather than detail often find MRT1 harder than expected, because there is nowhere for inference to substitute for knowing the rule.

MRT2 covers the part of the job advisers skip

MRT2 is Mortgage Products and Post Completion. The post-completion half is the section practising advisers most often under-revise, because day-to-day sales roles rarely touch what happens after drawdown. Product knowledge tends to be the comfortable part for anyone already working in the market; the arrears, variations, redemption and later-life aspects of the syllabus are not. With only 40 questions and a 28-mark pass, the post-completion material is large enough to fail the paper on its own. Allocate revision by unfamiliarity rather than by how much of the syllabus feels like work you already do.

Module 3 is where the case studies return

The Assessment of Mortgage Advice Knowledge, ASEW or ASSC, is 60 questions in two hours built entirely from six case studies of ten linked questions each, passed at 42 out of 60. It is priced at 160 pounds and is the shortest module by fee but the longest by paper. It consolidates the regulation and mortgage content rather than adding new syllabus, which means a candidate who crammed MRT1 and MRT2 for recall and moved on will have to rebuild that knowledge for applied use. Booking the synoptic within a few weeks of MRT2, while the material is live, is usually cheaper than a 120 pound resit.

What the finished certificate actually buys

LIBF states that CeMAP meets the FCA education standard for a licence to practise as a mortgage adviser and is mandated within the Mortgage Adviser Apprenticeship Standard. It does not by itself authorise unsupervised advice: LIBF says the holder must also work under supervision to reach competent adviser status. Beyond that, CeMAP Level 3 is the entry requirement for the Level 4 CeMAP Diploma, which needs one further module, Advanced Mortgage Advice, at 525 pounds, assessed by a 90-minute 50-question objective test plus coursework over a 12-month registration.
