Alerts and Updates for CeMAP 3 UK Mortgage Assessment Exam

Updates as of September 22, 2026

CeMAP Module 3, the Assessment of Mortgage Advice Knowledge (ASSM), is a single unit assessed by six case studies, each carrying ten linked multiple-choice questions, in a two-hour exam. LIBF describes CeMAP as three modules covering seven compulsory units, with Module 1 being UK Financial Regulation (units 1 to 2) and Module 2 Mortgages (units 3 to 6). Module 3 is unit 7.

LIBF

LIBF prices the complete CeMAP qualification at 645 pounds and individual modules at 215 pounds each, with the fee including study materials and the first exam entry. Registrants have twelve months from registration to complete their chosen modules and sit the exam, so a Module 3 registration carries its own twelve-month window rather than inheriting time left on Modules 1 or 2.

LIBF

Module 3 is booked through Pearson VUE rather than sat on a fixed national date. LIBF instructs candidates to book directly with Pearson VUE and to wait at least two hours after registering before booking, and advises arranging the exam slot at least two months before the registration expires. Both physical test centres and remote invigilation are offered.

LIBF Exam and Assessment Information

The registration fee covers the first sitting only. LIBF states that a candidate who needs to resit an exam or coursework must register and pay for a resit. An electronic Pearson VUE booking can be cancelled or moved before the registration expiry date with a minimum of 24 hours notice online, or at least one working day by telephone.

LIBF Professional Studies FAQ

CeMAP is registered with Ofqual in the Regulated Qualifications Framework. The follow-on CeMAP Diploma is a separate Level 4 qualification priced at 525 pounds, built round the Advanced Mortgage Advice module of a 90-minute 50-question objective exam plus coursework, with six months recommended and up to twelve months allowed. Passing Module 3 does not enrol a candidate on it.

There is no national CeMAP exam diet. Every entry in this table is a window or a notice period rather than a fixed date, and the only hard deadline most candidates face is their own twelve-month registration expiry.

What this means for your preparation

The commonest misreading of CeMAP 3 is that it is a longer version of CeMAP 1 and 2. It is not a recall paper. LIBF assesses it through six case studies with ten linked questions each, which means the marks sit on applying regulation and product knowledge to a described client rather than on reproducing definitions. Candidates who passed the first two modules on memorisation alone regularly find that the same method stalls here.

Six fact patterns, sixty linked questions

The Module 3 structure published by LIBF is six case studies, each with ten linked multiple-choice questions, inside a two-hour exam. Two consequences follow. First, the questions within a case study are not independent: they are attached to one client scenario, so misreading the scenario can cost several marks rather than one. Second, the arithmetic of time is unforgiving. Two hours across sixty questions plus six scenarios to read leaves roughly ninety seconds per question once reading time is taken out. Practising against full six-case-study mocks under clock conditions, rather than against loose question banks, is the single change that most closely matches what the module actually measures.

Module 3 assumes Modules 1 and 2 are live knowledge

LIBF builds CeMAP as three modules covering seven compulsory units, with UK Financial Regulation as units 1 and 2 and Mortgages as units 3 to 6. Module 3 is unit 7 and draws on all of them. That has a sequencing implication: leaving a long gap between passing Module 2 and sitting Module 3 means re-learning regulatory detail that the case studies expect you to apply without prompting. Because each module carries its own twelve-month registration window from the date of that registration, there is no structural penalty for registering for Module 3 promptly after Module 2, and a real cost in decay if you delay.

Booking is the part people get wrong

Module 3 is not sat on a scheduled national date. LIBF requires candidates to book directly with Pearson VUE, to wait at least two hours after registering before attempting to book, and it advises arranging the slot at least two months before the registration expires. Test centre and remote invigilated options both exist. The practical risk is availability rather than eligibility: candidates who leave booking to the final weeks can find that the centre or remote slots they want have gone, and the twelve-month registration clock does not stop for that. Book the slot early and move it if needed, giving at least 24 hours notice online.

Budget for the resit before you need it

The LIBF fee of 215 pounds for a single module, or 645 pounds for all three, includes the study materials and the first sitting only. LIBF states plainly that a candidate needing to resit must register and pay for a resit. For Module 3 specifically this matters more than for the earlier modules, because the case study format is where first-attempt failures cluster among candidates who have not practised applied questions. Treat the sitting fee as covering one attempt, decide in advance how much preparation evidence you want before you book, and use the 14 calendar day cancellation and refund window if your plans change immediately after registering.

Where CeMAP ends and the Diploma begins

CeMAP is registered with Ofqual in the Regulated Qualifications Framework, and completing all three modules is what makes the certificate a full qualification. The CeMAP Diploma is a separate Level 4 award, priced by LIBF at 525 pounds, built round the Advanced Mortgage Advice module, which itself has two assessments including a 90-minute objective exam of 50 multiple-choice questions plus coursework, with six months recommended and up to twelve allowed. Candidates sometimes assume Module 3 is the diploma stage. It is not; it is the final module of the certificate, and the diploma is a further registration and a further fee.

Common questions

What is actually in CeMAP 3?

LIBF describes Module 3, the Assessment of Mortgage Advice Knowledge, as one unit made up of six case studies, each with ten linked multiple-choice questions, sat in a two-hour exam. It is unit 7 of the seven compulsory CeMAP units. The content is not new syllabus material in the way Modules 1 and 2 are; it is the application of the regulation covered in units 1 and 2 and the mortgage content in units 3 to 6 to described client situations.

How much does CeMAP 3 cost on its own?

LIBF prices individual CeMAP modules at 215 pounds each, against 645 pounds for the complete qualification. The fee includes study materials and the first exam entry. If you fail, LIBF states you must register and pay again for a resit, so the published price is a one-attempt price. There is a 14 calendar day cancellation and refund period after registering. LIBF does not publish separate resit amounts on its public FAQ.

When can I sit CeMAP 3?

There is no fixed exam date. The module is booked on demand with Pearson VUE, at a test centre or with remote invigilation. LIBF tells candidates to wait at least two hours after registering before booking, and recommends arranging the slot at least two months before the registration expires. You have twelve months from registration to complete the module and sit the exam, and a booking can be cancelled or moved with at least 24 hours notice online.

What is the pass mark for CeMAP 3?

LIBF does not publish a numeric pass mark for CeMAP modules on its public qualification, exam information or FAQ pages, and this page will not quote one it has not seen stated officially. Figures circulating on training-provider and forum pages are not sourced to LIBF and should be treated as unverified. If you need the current pass standard in writing, LIBF directs enquiries to its student and customer services team, open Monday to Friday, 8.00am to 6.00pm GMT.

How is CeMAP 3 different from CeMAP 1 and CeMAP 2?

Modules 1 and 2 are assessed by electronic multiple-choice exams over discrete units: Module 1 runs 50 questions per unit across two hours, and Module 2 is split into units of 25, 20 and 30 questions. Module 3 replaces that unit-by-unit structure with six client case studies, each carrying ten linked questions. The difference is not volume but dependency: in Module 3 the questions hang off a scenario, so understanding the client's circumstances is part of the mark.

Does passing CeMAP 3 give me the CeMAP Diploma?

No. Passing all three modules completes CeMAP itself, which is registered with Ofqual in the Regulated Qualifications Framework. The CeMAP Diploma is a separate Level 4 qualification that LIBF prices at 525 pounds and delivers through the Advanced Mortgage Advice module, which contains two assessments including a 90-minute objective exam of 50 multiple-choice questions plus coursework. LIBF recommends six months of study for it, with up to twelve months allowed, and it requires its own registration.
